How to start LLC in Delaware if I live in distant state?

I live in the South but am looking to start my company in Delaware. I know about the forms to be filed and fees to be paid to State's Attorneys General Office, but do not know what else to do. Do I need to own real estate and have an address there, or if I'm not a citizen do I need some kind of "representative" who is based in Delaware to vouch for me? Thanks.
